Use Online Classifieds To Help Sell Your Home Fast

Anybody who is thinking about selling a home fast needs to remember that the best way to reach the most potential buyers is online. Yes, it’s important to place a for sale sign in your yard. It can be a private sign with your own phone number, or it can be an agent’s professional sign, but at least people will be able to find your home when they drive by. And they will be driving by because they saw your online classified ad, that’s how it usually works. It’s been my observation that most buyers these days are looking carefully online because they know a lot of sellers aren’t using real estate agents.

Even buyers who are working with agents are also doing their own research in order to have the greatest possible selection of homes from which to choose. They are surfing websites such as craigslist and ebayclassifieds because there are so many homes for sale in the real estate sections of those sites. Placing ads is free for sellers, so I’m suggesting that you post ads yourself when your goal is selling a home fast.

It’s a good idea to look at some existing ads so you get an idea of what your prospective buyers are seeing when they click on a link to check out a home for sale. Naturally, you want to include the basic information such as number of bedrooms and bathrooms and the square footage of the entire home, but you also want to include many more details. I’m saying, go on beyond what you see other sellers do, and write a long, descriptive listing to attract your perfect buyer. It’s true that very few people will take the time to read what you write in the ad. But that is not the point. Y

ou are not interested in attracting many people to read your ad, you are seriously interested in attracting just the right buyer who is already looking for a home just like yours. The online real estate classifieds are a great place to generate emails and phone calls when you’re selling your home fast. I’ve used them for many years with consistent success. And please note, my suggestions about posting online yourself are just as relevant for homeowners who have listed their homes with an agent as they are for those selling by owner.

There are separate designations for homes listed by a broker or by an owner in the real estate classifieds online. Buyers are quick to notice when a seller has posted his or her own home and they often respond to those ads before responding to brokers’ ads. Perhaps that seems counterintuitive, but it is definitely true. And that is why I’m encouraging you to post online classifieds yourself no matter what other marketing activities are happening.

Selling a home fast is a lot easier if you make sure your home is accessible in real estate classifieds posted online.
